CPI Q2 Phoenix Industrial Market Recap

The team at Commercial Properties, Inc./CORFAC International (CPI) has been busy closing deals. CPI wrapped up Q2 2026 with 250 industrial transactions totaling over 1 million square feet. The numbers show a market that is actively correcting and absorbing space at an impressive clip.

Take a look at the Valley’s mid-year fundamentals:
Vacancy is Dropping: Total vacancy fell to 10.6%, representing a 14% decrease from the 12.4% vacancy rate we saw this time last year (Q2 2025).
Absorption is Surging: Net absorption skyrocketed to a positive 6,152,987 SF for the quarter—nearly doubling the 3.4 million SF absorbed in Q2 2025. User demand remains incredibly resilient.

Here are a few of CPI’s top industrial transactions that closed this quarter:
🔹 Tempe (Sale): 1410 W Auto Drive | 26,492 SF | $6,000,000
